Keyrenter Boise is a full-service property management franchise serving the fast-growing Boise market. Led by Chapin Hemphill, CEO, and Kyle Frederickson, VP, the team has doubled in the past year, making it one of the fastest-scaling property management operations in Idaho
For Kyle, leasing isn't just an operational function, it's a sales department. His team pursues applications with the urgency of a sales pipeline, treating every prospect as a live opportunity to be moved through the funnel quickly and professionally.
"We treat leasing like a sales department. Because it is."
Before BoomScreen, Keyrenter Boise used another screening service that worked perfectly well when the business was smaller. The team was responsive, thorough, and accurate. But it was a manually-driven process, and the Boise market didn't wait around.
As application volume climbed , the manual workflow couldn't keep pace. In a market where applicants were applying to three or four properties simultaneously, whoever responded first won. A 3-to-5-day turnaround meant losing tenants before they'd even heard back
"People would apply to 3 or 4 places and whoever got back to them first, they would just take it because they were losing housing by just waiting around. We needed somebody that could match that pace."
The previous solution wasn't flawed. Keyrenter Boise had simply outgrown it and needed a platform that could scale with them.
When Keyrenter Boise switched to BoomScreen in January 2025, the change Kyle felt most immediately wasn't a feature. It was responsiveness. The Boom support team operates alongside Kyle's team in a dedicated Slack channel, acting as a true extension of their leasing operation and ready to act the moment a new application comes in.
"I'm an instant gratification person. When we switched over to Boom and the Slack channel, I was like, hey, we got an application, let's start working on it within 5 to 15 seconds. And that's what I need in my life."
The impact was immediate and measurable. Screening time dropped from 4 days to 1 day, a 75% reduction that fundamentally changed how quickly the team could place residents.
Speed wasn't the only thing Keyrenter Boise needed. As a property management franchisee, fair housing compliance is a core operational constraint, and BoomScreen lets them build that directly into the workflow.
Rather than automatically initiating a full screening run the moment anyone applies, Keyrenter Boise configured BoomScreen to pause and wait for a team signal before running certain reports. This meant they were only screening applicants who had a genuine shot at the home, not just collecting application fees and running unnecessary reports.
"We're not in the business of taking people's application fees and making money from that. We're only screening people that actually have a chance to get the home."
BoomScreen's recommendations have also proven reliable. Kyle rarely overrides the system's approval or decline suggestions, which means his team spends less time second-guessing data and more time moving qualified applicants forward.
"Very rarely do I look at a recommended approval or decline and think Boom is wrong. We're aligned. It makes it easier. You really don't even have to think about it."
Because Keyrenter Boise runs leasing like a sales department, the platform's user interface had to match that mentality. BoomScreen's dashboard makes it easy to see exactly where every applicant is, submitted, in progress, on hold, without digging through emails or spreadsheets.
That visibility lets the team do something that moves the needle: proactively reach out to applicants who started an application and didn't finish. Sometimes people just get busy. Sometimes they missed the final submit button. A quick outreach often turns a dropped prospect into a signed tenant.
"My team could easily reach out and say, 'Hey, we see you started your application and you're almost done. Is there anything you need help with?' It made it easy for a sales-driven team to operate."
For VIP or high-end properties where applicants often have non-traditional income like business ownership or P&L statements, Kyle steps in personally to review alongside the BoomScreen data. The platform is flexible enough to accommodate those edge cases without breaking the streamlined flow for everyone else.
For Kyle, the relationship with Boom feels like a natural extension of how Keyrenter Boise operates. Both teams move fast, stay accessible, and treat every interaction like it matters.
"We went from [making application decisions in] 4 days to less than 1 intentionally. Partnering with Boom was the key to that. That was the biggest needle-moving thing we did in 2025. Hands down the most impactful adjustment we made."
Since switching to BoomScreen in January 2025, Keyrenter Boise has grown more than 2x and their leasing operation has scaled with them rather than become a bottleneck.

At Boom, our goal is to make housing more flexible, affordable, and rewarding.
Boom was started in late 2020 as one of our co-founders, Rob Whiting, helped two of his family members navigate housing instability due to
COVID-19 - related job loss. During this time, he saw just how archaic and difficult renting remains for the majority of the 110 million renters in the US like his family members. And the rent payment is at the center of this.
Not only has rent increased >4x faster than income for the majority of renters since the early 2000s, but the tools available to renters and landlords alike has similarly stagnated. Rent remains one large lump sum, with no additional benefits on top of paying rent - a fact that can make renting feel like money down the drain. At Boom, we believe that housing can be more flexible, affordable, and rewarding. We’ve started by enabling you to build credit with the rent payments you already make.
