Keyrenter Raleigh is a full-service property management franchise serving owners and residents across the Raleigh, North Carolina area. Hayden Bartlett leads screening and decisioning for the team, and Alex Chapin-Koppel, Owner and Broker-in-Charge, oversees the operation.

About Keyrenter Raleigh

Raleigh is a fast-growing market, and the applications coming into Keyrenter Raleigh reflect that. Plenty of qualified people are moving in. So are applicants with borrowed identities and edited pay stubs.

‍

Alex once held Hayden's role at another Keyrenter franchise, and he told her he had never seen fraud like what she deals with in Raleigh. Hayden suspects it's some mix of how many people are moving to the area and how quickly the technology is advancing.

‍

Either way, the job Hayden needed screening to do had changed. Checking credit wasn't enough anymore. She needed a reliable way to confirm that the person on the application was real, and that the income they reported was real too.

‍

Verifying everything by hand

Before BoomScreen, Keyrenter Raleigh screened applicants through AppFolio. The credit report came back on its own. Everything else came down to one person.

‍

"It was really just their credit report that came back. We received their pay stubs or bank statements, but they were not run through any sort of software. So there really was no true verification on the income documents or identity, other than me."

‍

Hayden tried to fill the gap by hand. She called employers to confirm income and contacted former landlords for references. Employers were often slow to call back, so applications sat while she waited, and owners waited with her. She eventually stopped calling landlords and asked applicants for a rent ledger instead, but income checks still had to be done the slow way.

‍

Almost every application needed a follow-up. By Hayden's estimate, she had to go back to the applicant for more income documents or some other verification 80 to 90% of the time.

‍

What slipped through

Slow was one problem. The bigger one was what still got past.

‍

"There were people who would literally use identity theft, take somebody else's Social Security number and put it on the application. So that never ended well."

‍

Edited income documents were harder still, because there was no way to tell how many had gotten through. Hayden is sure "more income documents were digitally manipulated than we even know about." Often she only found out after the fact, when a resident who looked qualified on paper couldn't pay the rent.

‍

When fraud got through, it usually played out the same way. The tenant moved in and stopped paying almost right away.

‍

"An eviction or two here and there for identity theft. They would just move in and immediately stop paying rent."

‍

Those evictions didn't only cost owners. Keyrenter Raleigh offers its owners an eviction guarantee, which means the team pays for evictions out of its own pocket. The guarantee covers up to $1,000, and a typical eviction costs them about that much. For Hayden, that makes every bad placement "a very large cost."

‍

The guarantee was only part of it. While the rent went unpaid, they weren't collecting their management fee, and they lost it again while the home sat vacant for repairs after the eviction. On top of that was the risk no property manager wants. An owner whose tenant gets evicted may start wondering whether to stay with that manager.

‍

Two non-negotiables

Alex ran the vendor search himself and brought Hayden in once he had a shortlist. After what they had been through, two things were non-negotiable: identity verification and income document verification.

‍

Alex was surprised how few providers covered both.

‍

"A lot of the providers only offered bits and pieces of what Boom offers, so they would leave out the ID verification, or it would be an add-on," says Alex. "None of them were tailored to SFR property management like Boom is."

‍

BoomScreen verifies every applicant's identity. It checks income documents for signs of tampering, and it lets applicants connect a bank account or payroll provider directly instead of uploading pay stubs. When something doesn't add up, Boom can ask the applicant to verify again without Hayden stepping in. Keyrenter Raleigh went live in January 2026.

‍

No more move-in-and-stop-paying cases

Since then, the cases that used to end in eviction have stopped.

‍

"We haven't had any situations like that since using Boom, where tenants just move in and immediately stop paying rent, which is likely due to fraud of some sort."

‍

For Hayden, the change is just as much about who carries the weight. Verification used to rest on her own eyes. Now the platform does that work and lays the results out in one place, ready to take to the owner.

‍

"It completely changed the game for me personally, because I'm not the one responsible for verifying everything with my own eyes. So it just took a lot of stress off my plate. I feel more confident now about the tenants we're placing in properties."

‍

Five minutes instead of thirty

The time savings show up on every file. Hayden used to spend about 30 minutes reviewing an application and preparing it for the owner. With BoomScreen it takes about five, roughly six times faster. Before, nearly nine in ten applications needed a follow-up for more documents. Now it's closer to one in eight. Altogether Hayden gets back three to four hours a week, or about 150 to 200 hours a year, close to a month of full-time work.

‍

Her conversations with applicants have changed too. Most of the time, she now reaches out only to let them know she received their application and brought it to the owner.

‍

Most applications now go from submission to approval in 24 to 48 hours. A full day of that is the owner's window to respond, so Keyrenter Raleigh's own part of the process is done within a day. Keyrenter Raleigh set its criteria to match what its owners expect, and the team trusts BoomScreen's recommendations enough to follow them. As Hayden puts it, "When Boom recommends approval, it's pretty much always approved."

‍

Applicants feel the difference as well. Most people who start an application finish it quickly. When they get stuck, Hayden sends them to Boom's support team and doesn't hear about it again.

‍

"A lot of people would roll their eyes at that because normally the supports aren't really that helpful. But I never hear about that issue again after they reach out to your support staff."

‍

The vendor they don't have to think about

Most property managers run a stack of vendors and know which ones need watching. For Alex, BoomScreen isn't one of them.

‍

"I can't even really think of another software partner that we work with that I would say everything is perfect," says Alex. "It was a no-brainer using Boom."

‍

When other Keyrenter franchises ask Hayden what to use, she gives them the same answer.

‍

"I would highly recommend Boom. I think it changed the game for us in terms of our applications and our approvals, as well as the quality of tenants that we're putting into our properties."

‍

The results

Since going live on BoomScreen in January 2026, Keyrenter Raleigh has replaced a manual verification process run by one person with automatic identity and income checks on every application.

  • No move-in-and-stop-paying cases linked to fraud since going live
  • Follow-ups for missing documents dropped from 80 to 90% of applications to 10 to 15%
  • Application review about 6x faster, from about 30 minutes to about 5
  • Three to four hours saved each week, about 150 to 200 hours a year
  • Keyrenter Raleigh's review done within a day, with owner sign-off inside 48 hours
  • Every applicant's identity and income verified, with re-verification handled by Boom

Our mission

At Boom, our goal is to make housing more flexible, affordable, and rewarding.

Our history

Boom was started in late 2020 as one of our co-founders, Rob Whiting, helped two of his family members navigate housing instability due to
COVID-19 - related job loss. During this time, he saw just how archaic and difficult renting remains for the majority of the 110 million renters in the US like his family members. And the rent payment is at the center of this.
Not only has rent increased >4x faster than income for the majority of renters since the early 2000s, but the tools available to renters and landlords alike has similarly stagnated. Rent remains one large lump sum, with no additional benefits on top of paying rent - a fact that can make renting feel like money down the drain. At Boom, we believe that housing can be more flexible, affordable, and rewarding. We’ve started by enabling you to build credit with the rent payments you already make.
