RentReady Homes is a Dallas-based single-family rental operator with a simple but demanding model: acquire properties, renovate them, and rent them out fast. With roughly 1,100 homes spread across Dallas, Houston, and markets as far as Birmingham and Phoenix, their leasing team screens applicants every single day.
Jordan Crowe-Ware is a Senior Property Manager at RentReady and oversees the screening process and makes final decisions on every application. In October 2024, they switched to BoomScreen. They haven't looked back.
RentReady screens applicants every day. With a portfolio that had grown from about 600 units at onboarding to over 1,100 homes today, the team needed a screening process that could keep up. One that was configurable, fast, and didn't require manual work to fill in the gaps.
Their biggest priorities: reliable income verification, comprehensive credit and housing court checks, and the ability to tailor screening criteria to how RentReady actually underwrites. Not every applicant is the same, and not every screening factor should carry equal weight. BoomScreen gave them the controls to reflect that.
"Being able to tailor it to us in the screening templates, that was a big thing. We can turn things on and off. Every piece of the application individually has some weight, and Boom being able to recognize that and choose how much weight it holds… that's a cool thing."
BoomScreen gave RentReady more control over their screening process than they had before, at a lower cost per application. Income verification through a direct bank connection offers an accurate, real-time picture of what applicants actually earn, without any manual work. Applicants who prefer not to connect a bank account can upload pay stubs instead, and BoomScreen's fraud scoring flags tampered documents automatically. For self-employed applicants, RentReady uses Form 1040 and adjusted gross income, a workflow that BoomScreen accommodates cleanly.
The configurability was the real differentiator. RentReady can now assign weight to every screening factor (income, credit, housing court history) or switch between score-based and rule-based recommendations. They screen for balance of collections on every application. And the interface, Jordan says, is just cleaner.
Setting up a new screening workflow meant transferring RentReady's entire set of leasing policies into BoomScreen: every criterion, every weight, every rule. Jordan expected it to be painful. It wasn't.
"It wasn't as big of a hurdle as it looked. All the things that we screen for are options in [BoomScreen]. I don't think there's anything that we screen for that you guys can't accommodate."
When a new leasing manager joined in December, the ramp-up was minimal. The platform is intuitive enough that training focused more on RentReady's internal policies than on the software itself.
Property managers are constantly moving. Questions come up mid-application, platforms have hiccups, applicants need things reset. For RentReady, having a direct line to the Boom team means those moments get resolved fast, not filed away in a ticket queue. Jordan describes it as having a real person always in the room with them.
"You guys are some of the most responsive and helpful people."
Support, Jordan says, is where Boom stands out from every competitor they've used. And it's the main reason they're staying.
"I think that's probably our favorite thing about Boom, and why we have not switched and are not planning to switch."
