Boom Raises $15 Million Series A and Introduces BoomCRM

Austin, TX — August 18, 2026 — Boom, the leasing operating system for property management, today announced a $15 million Series A led by S3 Ventures, with participation from Mischief VC and repeat investments from Starting Line VC, Gilgamesh Ventures, and Company Ventures.

BoomCRM answers calls, qualifies prospects, and books tours, and it's the first leasing CRM built on a foundation of underwriting intelligence. Boom already runs screening for more than 400 operators covering over 500,000 units, including AMH, Roots Management, Marketplace Homes, Saratoga Group, On Q Property Management, and RENU Property Management, along with over 25% of both Peter Lohmann's list of the largest third-party single family management companies and, by Boom's analysis, the 100 largest manufactured housing operators by homesite count. Boom is also the preferred screening provider for ManageAmerica and the Keyrenter franchise network. BoomCRM was built over 16 months alongside a group of those operators, who had already trusted Boom with the highest-stakes decision in the application process.

"Before long, every platform will have an agent that answers the call and books the tour. That part is table stakes," said Rob Whiting, CEO of Boom. "What's hard to replicate is the intelligence underneath, knowing who will actually qualify. Everyone else is working toward that decision. We started there, and built the front door already knowing who belongs in the room."
"Our biggest problem was never lead volume, it was visibility. Boom's AI Leasing Agent handled close to 200 calls last month, 20% of them after hours, and gave my team back more than 75 hours", said Ryan Smith, Principal at Endeavor Communities. "They spend their days turning qualified prospects into residents instead of chasing callbacks."

Today's leasing CRMs fall into three camps: multifamily-first products, general-purpose tools like Salesforce and HubSpot retrofitted for rentals, and showing-first tools that serve scattered sites but run on pre-LLM chatbot logic, with screening added after the CRM was built. The first two assume a leasing office covering one building, not the single family rental and manufactured housing portfolios where one agent covers homes across a region for a dozen different owners. None of the three started with the underwriting decision.

Boom is the exception. Screening runs natively in the same system, so any data gathered during pre-screening, such as identity verification, carries into the application with no re-entry and no duplicate charges. BoomCRM also treats the scattered-site portfolio as the default rather than the edge case: self-showings are standard, one operator can manage homes for many different owners, and tours schedule around an agent's real drive time and home base. It runs on the latest agentic models rather than decision-tree logic, and the entire product is instrumented with open API access to enable property managers to move data between their preferred systems.

"I'm working to move TG Property Management to be more AI-native. We need tools that move fast without compromising usability and depth," said Paul Downey, Director of Operations at TG Property Management. "BoomCRM, combined with BoomScreen, does that."

"Property managers are running on software built to keep the books, not make decisions. Boom turns a painful, disjointed rental process into a modern consumer experience, with same-day application answers," said Aaron Perman, General Partner at S3 Ventures.
