The AI leasing agent now covers every channel
The leasing agent answers voice calls, SMS, and email. It has access to your property data, so it already knows what's available, what the rent is, the amenities, the security deposit, and the pet policy. You can add your own training context on top of that: an example lease, the questions you get asked constantly, a PDF, a URL on your site, or free text you type into a box.
The bigger change this month is that it schedules tours. It checks the availability you've set for guided and self-guided showings and books directly onto your calendar, rather than leaving a note on the lead for someone to follow up on later. From there the whole showing flow kicks off on its own, check-in links and reminders included.
You decide how much of the work it does. Set it to suggestions only and it drafts replies for your team to review and send. Turn it on fully and it answers by itself. You can set operating hours per channel, so your team takes calls between nine and five and the agent covers nights and weekends, when calls would otherwise go unanswered. Configuration happens per phone number and per email address rather than one setting covering everything, and each property can carry its own context, so a promotion running at one community doesn't leak into conversations about another.
It's also multilingual. It detects Spanish and responds in Spanish without any setup.
Owner reports send themselves
Sharing an owner dashboard used to mean sending a link once and then reminding people to go look at it. Now every published link can send on a recurring cadence you choose, on the day and the time you pick, and it's configured per owner, so one owner can be on a different schedule than the rest of your portfolio.
Owners also get a PDF attached to the email rather than only a link. That was the single most requested piece of feedback we got on reporting, and it means an owner can forward, file, or print the report without logging into anything.
More is coming here. Showing feedback is the next piece, so when a prospect tours a unit and says something worth passing along, you'll be able to surface that in the report.
Price drops reach the leads who already wanted the unit
Lowering the rent only helps if the people who already inquired find out about it. Going back through old inquiries by hand is the kind of task that never actually happens, so those leads quietly go cold while the unit sits.
Now when a unit's rent drops, whether you make that change in Boom or in your PMS, every lead still active on that unit gets a text, an email, or both. You choose whether to include a link to apply, a link to book a showing, or both. The message posts into your inbox thread with that lead rather than going out as a side channel your team can't see, so the whole conversation stays in one place.
There's a guardrail on it. You set a maximum drop percentage, and anything larger than that gets held back automatically, on the assumption that a rent going from $1,000 to $100 is a data entry mistake rather than a sale. Price increases never trigger a notification. The setting is off by default and account admins turn it on, and only price changes made after that point will send.

- One thread per applicant. Chat, email, phone, and text in a single conversation, with filters for assignee, lead stage, unread, and awaiting reply.
- Inbound and outbound calls in Boom. Calls ring in the portal with the lead and their status attached, and every call is recorded and transcribed onto the lead record.
- Emails from your address. Showing confirmations, reminders, check-in links, and lockbox instructions now send from your sender rather than ours.
- Owner leads. Their own lead type, pipeline stages, portfolio fields, and reporting, separate from renter leads.
- Fraud indicators on the lead record. Failed pre-screenings on the same contact details, connections far from the property, rapid-fire showing requests, and contacts another property manager has already flagged.
- Embeddable contact forms. Build your own, choose the fields and labels, and give each form its own lead source.
- Waitlists for occupied units. Start collecting interest before a unit is ready to show.
- Listings page controls. Choose which filters appear, what shows on each property card, and the order your properties are listed in.
- Spanish across listings and inbox. Full translation on your listings page, descriptions and custom questions included, plus two-way message translation in the inbox.
- See what prospects ask most. A widget groups your inbox messages by topic, so if pet policy comes up constantly, that's a page on your website waiting to be written.
- Lockbox codes on demand. Generate one for a walk-up, a realtor, or a vendor without a booked tour, and run different lockbox vendors across different units.
