Roommate screening

Need to add a roommate to an occupied unit? You can now invite prospective roommates to apply without re-listing the unit. Create roommate-specific application templates (Screening settings → Occupant → Allow occupants) and run a subset of screening services (e.g. identity verification, criminal background). When you invite an applicant, you will be able to select their role: applicant, occupant, or guarantor. 

Detailed receipts for California applicants

BoomScreen can generate CA-compliant detailed receipts for property managers to print and share with applicants, as per CA regulation. The receipt includes the applicant name, receipt date, application fee paid, application fee paid date, itemized screening expenses, and labor costs. Canadian criminal reports

Screening an applicant that lives (or lived) in Canada? BoomScreen now supports Canadian criminal background checks. Enable the report via Screening Settings by toggling on the National criminal report (CA) in your template. Applicants with a Canadian address (from IDV, housing history, or credit report) will receive an email to attest their criminal history. Results will appear in the application’s National criminal report (CA) section or as a PDF under Additional Documents.

Property groups

Manage your screening templates at scale by grouping your properties by state, city, or zip code. BoomScreen will auto assign new properties to the appropriate group. You can also grant user access at the group level. To set up, navigate to Property groups → Set up property groups.

Washington-specific adverse action letter

BoomScreen provides an adverse action letter template with Washington-required language, conditions, date stamp, and signature. Enable via Screening Settings → Adverse action → WA template.

“Application started” notification

BoomScreen can send you an email when someone starts an application. Enable this in SettingsNotifications.

Request identity verification retry

Did an applicant’s identity verification fail? You can request an IDV retry by clicking into an application → Identity verification → Request retry. Applicants will be able to re-enter their data, upload new documents, and complete a new selfie check. 

Updates to allowable requested move-in date

You can limit requested move-in dates to a set number of days after application  submission or the unit’s availability date. You can set this limit by going to Screening settings → Other settings → Move-in date.

Applicant chat email notifications

To ensure applicants don’t miss a chat notification, BoomScreen sends them an email with a link to the chat.

Override self-attested landlord info

Is there a typo in an applicant’s landlord details? Need to send a rental verification survey to a different email? You can change landlord details, including their email address, in an application’s Housing history section. If Rental history verification is on (Screening settings → Rental history verification) and you update a landlord’s email, you will be able to resend the survey using the Resend survey button.

User-level SSN access controls

Admin users can now grant permission to view full SSNs. By default, BoomScreen shows only the last four digits. As an admin, you can manage access by navigating to SettingsUsers.

Decision email saved as PDF

BoomScreen now saves a PDF copy of every decision email under Additional Documents in the application.
